ILAM Fahari I-REIT, a real estate investment trust in Kenya, saw its Net profit rose 31.6% to KSh 84.7million from KSh 64.3million, lifting earnings per unit from KSh 0.36 to KSh 0.47, with the entire improvement coming from operations as no fair value gains were booked in either period.

Ilam Fahari total income increased 9.7% to KSh 185.4million, driven by a 14.0% rise in rental and related income to KSh 162.7million on improved occupancy at Greenspan Mall and lease escalations, which more than offset a 13.5% decline in interest income to KES 22.7M on lower prevailing market rates.

Operating expenses fell 3.7% to KSh 100.8million, with property expenses down 6.0% to KSh 48.7million on lower repairs and maintenance and the absence of a prior-year one-off disposal cost, while fund operating expenses eased 1.4% to KSh 52.0million.

Operating cash flow more than tripled to KSh 98.6million from KSh 30.2millioj, fully funding the KSh 117.6million last year, at 2025 distribution of 65 cents per unit paid in April 2026 alongside investing inflows.

ILAM Fahari I-REIT is an Income-REIT, is a specialized real estate investment trust established to own and manage income-generating real estate, all for the collective benefit of its investors.

This strategic approach is based on the foundational principle of underpinning distributions to investors through commercial leases. By doing so, we ensure that the returns generated from these investments remain predictable and exhibit a lower degree of volatility.
