Uchumi House, a prominent commercial building in Nairobi’s Central Business District, has been put up for sale.

Located at the busy junction of Aga Khan Walk and Nkrumah Lane, the property is being offered at Ksh 562.5 million. The property sits on a 0.28-acre parcel of land and comprises a five-storey building with a basement and a mezzanine floor, covering a total floor area of about 4,491 square metres.

The building is already occupied by established tenants, including Naivas Supermarket and Pronto Restaurant, giving a prospective buyer immediate rental returns. According to the sales listing, “a five-storey commercial building with a basement and mezzanine provides immediate rental income and eliminates the need for upfront development costs.”

Uchumi House is positioned within a busy commercial zone surrounded by key developments and public facilities. Nearby landmarks include Sunken Parking, Electricity House, Nairobi Cinema and the Kenya Re Building, all of which contribute to high foot traffic and strong visibility for businesses operating in the area.

Nairobi’s CBD continues to stand out as one of the city’s most strategic business locations due to its central position and access to major transport routes. The area hosts a large concentration of government offices, corporate headquarters and financial institutions, drawing thousands of commuters and visitors daily.

“This enduring dominance is fueled by the presence of major transportation hubs and the concentration of government offices within the city centre. Owning property in this prime location ensures your business will be at the forefront of Nairobi’s commercial scene,” the property listing states.

Market observers say demand for CBD properties has remained steady as investors look for predictable rental yields and long-term capital appreciation.

While newer commercial hubs such as Westlands and Upper Hill have grown in popularity, the CBD continues to offer unmatched footfall, particularly for retail-focused tenants.

With the limited availability of fully developed commercial buildings in the city centre, Uchumi House is expected to attract strong interest from investors seeking a secure foothold in Nairobi’s core business district.
